    Understanding HOA Fees: What Erie & Broomfield Buyers Should Know

    One of the most common questions I get from buyers is: "Is this HOA fee worth it?" The answer depends on what's included — and what's not.

    What HOA fees typically cover on the Front Range

    Most HOAs in Erie, Broomfield, and surrounding communities cover: common area maintenance (parks, trails, landscaping), community amenities (pool, clubhouse, fitness center), snow removal for sidewalks and common areas, trash and recycling collection (in some communities)

    Fee ranges by community type

    Standard single-family neighborhoods — $50 - $150/month. Usually covers common areas and basic covenant enforcement. Communities with pools and clubhouses — $100 - $250/month. Westerly, Flatiron Meadows, and Anthem Highlands fall in this range. Townhome and paired-home communities — $200 - $400/month. Often includes exterior maintenance, roof reserves, and insurance on shared structures.

    What to look for in HOA documents

    Before you fall in love with a home, I always recommend reviewing: 1. Reserve fund balance — A healthy reserve (at least 50–70% funded) means the HOA is planning ahead. An underfunded reserve means surprise special assessments. 2. Meeting minutes — These reveal ongoing disputes, planned projects, and the overall health of the community. 3. Rules and restrictions — Some HOAs restrict RV parking, exterior paint colors, or short-term rentals. Make sure the rules align with your lifestyle. 4. Special assessments history — Has the community levied any one-time fees in the past few years?

    My advice

    Don't let a higher HOA fee scare you away automatically. A $200/month fee that includes a pool, gym, and exterior maintenance might save you more than a $50 fee that covers nothing but a sign at the entrance. It's about value, not just cost.
