Right-Sizing on the Front Range: A May Checklist for Colorado Seniors
Every May I get a wave of calls from seniors who've watched the snow melt, looked around the house, and thought, "Maybe this is the year." Spring is genuinely the best window to plan a right-sizing move on the Front Range — the market is active, days are long, and you have time to make decisions without pressure.
Here's the checklist I walk clients through.
Start with how you want to live, not what you want to sell
Before we talk square footage or price, I ask three questions:
- What does an ideal Tuesday look like a year from now?
- Who do you want to be within 15 minutes of — family, doctors, friends, your church?
- What activities do you want to keep, and what are you ready to let go?
The answers shape everything else: single-level vs. ranch with a finished basement, 55+ community vs. mixed-age neighborhood, Erie vs. Broomfield vs. Longmont.
Get a realistic read on your current home's value
May listings on the Front Range typically see strong buyer traffic. I offer complimentary in-home valuations that account for the specific upgrades (and quirks) of homes built in the late '90s and 2000s — which is most of what seniors in our area are selling.
Sort belongings in three passes, not one
- Pass 1 — Obvious keeps and obvious donations
- Pass 2 — Sentimental items (photos, letters, heirlooms) — give yourself grace here
- Pass 3 — Furniture and large items, measured against the new floor plan
